As we approach 2023, it's no surprise that Airbnb is still a hot topic of conversation. With new by-law changes coming to Halifax, it's important to stay informed about how these changes could affect your short-term rental business.
The proposed by-law changes will apply to the entire Halifax Regional Municipality (HRM). One of the key changes is that short-term rentals will still be allowed in residentially zoned areas, as long as the host is the primary resident of the dwelling. This means that if you have a secondary or backyard suite, you'll still be able to rent it out on Airbnb, as long as you live in the primary residence.
For commercial and mixed zones, the rules are less strict, as these areas often already have hotels, rentals, and motels. However, the proposed changes aim to reinforce the regulations around short-term rentals in order to create a more level playing field.
According to a report by AirDNA, which is the platform Airbnb uses for their analytics, Halifax's short-term rental market is primarily dominated by single full unit dwellings, accounting for about 81% of the 2000 listings on Airbnb in the HRM. Of the listed dwellings, 509 were categorized as a house, bungalow, or townhouse, while the remaining 677 were apartments, condos, or lofts.
While some council members are applauding the proposed by-law changes, others are looking for more data to support them. As we move closer to 2023, it's important to stay up-to-date on any new developments.
